Lennar is bringing a new community to Daniels Parkway, directly across from Timber Creek. Floor plans, pricing and homesites have not been released. When they are, the people on this list hear first.
Where things actually stand
An honest starting point
There is a great deal of enthusiasm about Daniels Creek and very little published fact. We think the useful thing is to separate the two and keep them separate.
We checked every community Lennar currently lists across the Naples and Fort Myers market. Daniels Creek is not among them — no community page, no plans, no prices, no homesite map, no photography. We also searched Lee County’s development records and could not find the name.
That does not mean it isn’t happening. Local agents are promoting it, a buyer interest group of several hundred people has formed around it, and site preparation was described as imminent in July. It means the community is at the stage before a builder publishes anything — which is exactly the stage where getting on a list is worth something.

Everything we can and can’t tell you
We label every claim on this site. If Lennar hasn’t published it, we say so rather than filling the gap.
Lennar is the builder.
Named by the listing agent circulating the community and by the buyer interest group that formed around it. Lennar is the second-largest homebuilder in the United States and has built across Lee County for years.
The location is the Gateway area, on Daniels Parkway east of I-75.
Directly across Daniels Parkway from Timber Creek, Lennar’s 1,310-home community at the Daniels Parkway and State Road 82 corner.
Nothing is for sale yet.
Lennar has published no community page, no floor plans, no pricing, no homesite map and no photography for Daniels Creek. We checked every community Lennar currently lists in the Naples/Fort Myers market. Daniels Creek is not among them.
Approximately 1,600 homes across roughly 500 acres.
Reported by a local listing agent promoting the community. Not confirmed by Lennar and not found by us in any Lee County public record. Treat it as a working estimate.
A resort-style amenity program.
Widely repeated locally, and consistent with what Lennar built across the street. No amenity list has been published. We will not print one until Lennar does.
Site work beginning, with the gatehouse and entry hoped for this year.
From the community’s buyer interest group in July 2026: silt fencing expected within weeks, clearing to follow. Hoped-for, not scheduled.
Prices, plans, square footages, lot sizes, HOA or CDD figures, amenity list, opening date.
None of this exists publicly yet. Anyone showing you Daniels Creek floor plans or prices today is showing you another community’s material.
The interest list
Be on the list before the first homesite is released
One text when Lennar publishes plans and pricing. One more when homesites are released. That’s the whole program — we’re not going to flood you.
We’ll also text you the Lennar release the day it publishes — plans, prices and the homesite map — before it circulates locally.
Why early matters here
What being first actually buys you
Not hype — three specific, checkable reasons.
The first release is the best release
On a large Lennar community the opening phase is where the lake lots, preserve lots and cul-de-sac positions are still on the board. At Timber Creek across the street, homes opened in the high $200s. The same community now shows a range of $451,999 to $608,999. Early buyers did not get a better house. They got a better lot and a lower basis.
Builder registration rules are real
If you walk into a builder’s sales center without your representation registered on that first visit, you can permanently lose the ability to have someone independent on your side of the transaction. It costs you nothing to have us register you. It can cost you a great deal not to.
We tell you what we don’t know
Everything on this site is labeled: confirmed, reported, or not known. When Lennar publishes the real plans and the real prices, you’ll get them from us the same day, with the same labeling. No invented amenity lists, no placeholder floor plans borrowed from another community.
The community across the street
Timber Creek is the best available read on what’s coming
We can’t show you Daniels Creek. We can show you what the same builder did on the opposite side of the same road, and it is a genuinely useful comparison.
Timber Creek covers roughly 695 acres with 1,310 homes at the Daniels Parkway and State Road 82 corner. Lennar built it in five collections — Executive Homes, Manor Homes, Estate Homes, Villas and Townhomes — around a clubhouse with an on-site restaurant and bar, a resort-style pool, fitness centre, splash park, and tennis, pickleball, basketball, volleyball and bocce courts.
It opened in the high $200s. Today Lennar shows a community range of $451,999 to $608,999, with the Manor Homes collection still actively selling and move-in ready homes available while other collections have closed out.
Expected sequence
How a community like this usually reaches the market
Based on the reported activity and on how Lennar has released its other Southwest Florida communities. None of these dates are committed by Lennar.

Described as Lennar’s hope rather than a published schedule. Entry construction is usually the first visible sign that a sales release is being planned.
- Not announcedFloor plans, pricing and homesite release
This is the moment that matters. It is also the moment when the best homesites go first, which is the entire reason to be on a list before it happens.

On a community of this reported size, expect phased releases over several years.
We are not Lennar. This site is operated by an independent, licensed Florida real estate team that represents buyers. We are not the builder, the developer, the HOA or any community district.
